I got started in real estate investing in late 2007. It was a little before the real estate market crash. My friend got me to get into the business was killing it wholesaling houses and I at the time couldn’t find a deal at all. I remember going out to meet sellers at the time and everyone wanted more than what the properties were worth. I thought maybe it was just a normal thing noobs had to deal with until they really figured out the game.
I kept at it and next thing you know I started running into a lot of properties that were behind on payments and the sellers also owed more than what the property was worth. I wasn’t running into deals with equity so I figure i gave these opportunities a shot. Months later I ended up flipping my first short sale and made a killing with it.
I told my friend about it and he wasn’t interested because these transactions just took to long to do. Months later the market crash and he was out of business because he couldn’t find deals with equity in them anymore.

Now I am not saying that a market crash is coming nor is short sales something you should be looking into. This event is instead focus on how to prepare one self so if the market does go down how to prepare and take advantage of the changing market.
